MJL is delivering investor supervision services and decision-making support for the modernization of the Lipowy Park office complex in Warsaw, owned by Futureal Group.

Lipowy Park is an investment consisting of four Class A office buildings located at Żwirki i Wigury 31. The complex offers a total of approximately 40,000 m² of leasable space, including a two-level underground garage and an above-ground parking area.

Scope of Works – Building B

A comprehensive redevelopment of Building B is currently underway, covering the entire area of the facility and being adapted to meet the requirements of a new tenant:

  • Total area: 10,994.2 m²
  • Usable area: 9,520 m²
  • 9 above-ground floors and an underground section

Schedule

  • Building handover: 05 December 2025
  • Planned completion: Q2 2026

MJL’s Involvement

Within this project, MJL combines traditional investor supervision with active support for the investor at every stage of implementation:

  1. Tender Process Support
  • analysis of bids and identification of discrepancies
  • participation in negotiations and execution recommendations
  1. Investor Supervision During Construction
  • ongoing presence on site
  • supervision across construction, sanitary, and electrical disciplines
  • quality control and compliance with design documentation
  1. Coordination & Project Management
  • coordination of the inspector team
  • investor–contractor communication
  • reporting, risk identification, and support in key implementation decisions

Modernization of an Operating Facility

Redevelopments of existing office buildings require close control over the condition of installations, interdisciplinary clashes, and the technical constraints of the facility. The key objective is to ensure that once the works are completed, the building operates safely and reliably, meeting current standards and tenant requirements.
