MJL Providing Investor Supervision for the Morska Vita Development in Gdynia

MJL is providing investor supervision services for the Morska Vita development located in the Leszczynki district of Gdynia (Działdowska 3A). The project comprises a residential and commercial building with 11 above-ground floors and 3 underground levels, designed in a cascading urban layout.

Investor and Project Scope

The investor is Develia S.A., one of the largest residential developers in Poland. The general contractor for the project is Develia Construction.

The first phase includes 108 residential units with floor areas ranging from approximately 39 to 75 m² (2–4 rooms), as well as commercial premises at ground level. Ultimately, Morska Vita will form part of a larger urban development comprising eight buildings and more than 1,600 apartments.

Scope of MJL’s Services

🔹As part of the project, MJL is responsible for:

🔹analysis of the detailed design documentation and interdisciplinary coordination,

🔹verification of material and technological solutions,

🔹quality control of construction works and partial and final inspections,

🔹investor supervision in accordance with Polish Construction Law in the following disciplines: structural, sanitary, and electrical,

🔹progress reporting and supervision of site organization.

Technical Challenges

A key aspect of the project is construction carried out in the immediate vicinity of a building from an earlier phase. The scope includes finishing works on the walls of three underground levels along the plot boundary, which requires precise technological and scheduling coordination.

🔹Start of works: 25 March 2025

🔹Underground structure completion: 14 December 2025

🔹Above-ground structure completion: 24 September 2026

🔹Building envelope completion (shell & core): 25 January 2027

🔹Completion of works: 20 April 2027
